Start with a monthly housing budget

The calculator uses the smaller of your housing-income budget and your total-debt budget after other debt payments. It then accounts for principal, interest, property tax, insurance, PMI and HOA dues to estimate a purchase price.

The starting 28% housing and 36% total-debt ratios are editable planning choices. Approval depends on the lender, loan program, credit and other factors. Keep room for utilities, maintenance, savings and closing costs.

Does the state determine my exact property tax?

No. It supplies an editable planning rate. County assessments, exemptions and local tax rules can change your bill.

Is this a loan approval?

No. This tool solves a budget using your assumptions. It does not assess credit, verify income or check loan-program eligibility.
